Cherokee 75 Commerce Center

Cherokee 75 Commerce Center is an 84,964 “infill” project that was one of the last available sites in a Cherokee County GA Development Authority Business Park.   The site required an assemblage of excess property from an adjacent property owner in order to unlock more density from the site.  The land closing, construction, full building leasing and sale of the property all occurred in under one year for this state of the art light distribution facility.

20 East Business Center is a 100,800 SF speculative infill light distribution building located in the heart of the Conyers GA submarket.  The project was financed in a Joint Venture by Native Development Group LLC and Hillwood Properties. The building was completed in August, 2020 and was leased to stabilization by three tenants on December 2021.

20 East Logistics Center is a 373,246 SF speculative industrial cross-dock Facility in the fast growing Conyers/Newton County Submarket.  The project is extremely well located with Interstate 20 visibility. A large portion of the site was subject to a rezoning from Commercial to Industrial use in order for the project to be realized.  The project features 36 clear heights and above market trailer storage and auto parking areas.  The project is currently under construction for a July 2023 delivery.

20 West Intermodal is a 346,273 SF Rear Load speculative distribution center located in the tight I20 West Corridor.  The building is located only 2 miles (one exit) from the Norfolk Southern Intermodal.   The project required a portion of the property to be rezoned and then annexed into the City of Powder Springs GA in order to be realized. The project has excellent access via CH James Parkway to Interstate 20.  The project is currently under construction for a July 2023 delivery.

Westside Commerce Center

Westside Commerce Center is a planned 141,594 SF warehouse/business service center building located in Pooler (Savannah) GA less than one mile off of the important I-95 / I-16 interchange.  The building location enjoys a close proximity (under 3 miles) to the Port of Savannah and less than 4 miles from the Savannah Airport via Jimmy Deloach Parkway.  The site required rezoning and municipal cooperation to install a new signalized access point.

I 20 West Business Center is a 154,704 SF light distribution building located in the heart of the interstate 20 West submarket, less than 1 mile off of Interstate 20 via the Thornton Road Exit.  The project has excellent I-20 visibility and superior access to the rest of the submarket.   The project required an assemblage and rezoning of four separate properties and ownerships.  The project is under construction and set to deliver in September 2023.
